Even if you've never had the opportunity to buy your own home, you know just how frustrating it can be to try and find something in the current property landscape.

It's all anyone ever talks about; the cost, the length of the search, the paperwork, the ins and outs of dealing with a seller, etc. There's a lot of mess to wade through!

But some elements are more frustrating than others. Knowing about these parts and being ready for them will be a Godsend if you're ever in the market to find a new home. So let's go through a few below; our list isn't exhaustive, but these are the issues to be most aware of!

Selling Your Old One
If you already own a home, you'll likely need to offload it before you put a deposit down on a new property. However, trying to sell your house and buy a new one all in one go is an absolute minefield!

After all, it can take ages for your current property to even get any market attention. You might not even get the price you want for it, and buyers have every right to pull out at the last minute.

And while it's possible to sell my house for cash (which comes with the benefit of having access to money ASAP), remember that dream buyers are few and far between!

Estate Agent Tricks
Estate agents have a few tricks up their sleeve when it comes to dealing with buyers. A lot of it is in the way they communicate, where they can both urge you on and stonewall you in equal measure.

They want as much information from you as possible, when it comes to things like your mortgage amount and budget, but asking for clarification on anything often goes completely ignored.

And if the agent is getting pushy, and making you feel like you've got no time to think about your buying decision, you should back out of the property immediately!

Being Let Down By Sellers
You're ready to put your offer in on the home of your dreams. The seller accepts it. You send the money over. And then the seller pulls out of the deal because someone else has offered a higher price.

You'll get your money back of course, but it could take a while. That'll leave you with a big hole in your bank account, as well as no hope of ever getting your hands on a property you would have loved and cared for.

All in all, being let down by a seller is quite heartbreaking! It's also a bit expensive, and could leave you with survey fees still to pay with no hope of the house on the other side.

The search to find a new home comes with all kinds of aches and pains, but the ones above tend to leave the biggest marks! Get ready for them before you get started on your search to protect yourself.
